Job Description:

This role ensures smooth property operations, exceptional guest experiences, and streamlined maintenance processes.

Main Responsibilities:
  1. Cleaning & Property Maintenance:
  • Create new listings in property management software, including owner details, rent, and fee schedules.
  • Schedule and coordinate daily cleaning services.
  • Assign cleaners for property replenishment tasks such as lamp replacement, sheet supply, and consumable restocking.
  • Monitor, evaluate, and improve cleaning standards.
  • Run scheduled cleaning campaigns for tasks like air-conditioning filter cleaning, gutter cleaning, lawn mowing, pest control, and washing machine maintenance.
  • Onboard and train new cleaners.
  • Maintain and update the property maintenance tracking system.
  • Arrange deep clean inspections and necessary rectifications.
  • Obtain insurance quotations and process purchases.
  • Assist property owners with setting up utilities and WiFi accounts as needed.
  • Monitor and respond to guest reviews, particularly addressing low ratings.
  • Manage key registers and ensure secure key handling.
  • Maintain cleaning pricing structure and update the master data sheet for cleaners.
  • Maintain and update a master data spreadsheet.
  • Manage and automate guest messaging, policies, house rules, and WiFi details.
  • Send bin collection reminders to guests and bulk verge collection notices to owners.
  • Organize and assign listing photos to relevant property spaces.
  • Continuously update listings to reflect real-time changes.
  • Adjust pricing recommendations based on property performance.
  • Execute custom promotions for short-term rentals.
  • Optimize listings by renaming photos and improving visibility.
  • Respond to guest inquiries via various channels.
  • Send check-in details to guests before arrival.
  • Provide regular booking updates to property owners.
  • Coordinate with contractors for guest-related maintenance issues.
  • Manage routine maintenance work orders efficiently.
  • Seek approval for emergency repairs exceeding a certain threshold.
  • Screen guests, accept booking requests, and handle booking alterations while adhering to cancellation policies.
Key Qualifications:
  • Prior experience in property management, short-term rentals, or hospitality is preferred.
  • Strong organizational and multitasking skills.
  • Excellent written and verbal communication skills.
  • Proficiency in using property management software and short-term rental platforms.
  • Attention to detail and ability to work independently.
  • Strong problem-solving abilities and proactive approach.
  • Ability to work in the AWST time zone and provide reliable service during assigned hours.
