Acquire projects to ensure the availability of substantial inventory, which can guarantee revenues as per regional/territorial targets. Create maximum prospects by generating and working on leads, conducting timely meetings, and providing solutions tailored to customer requirements. Manage relationships by liaising with all stakeholders (internal/external) to best serve your portfolio. Develop skills to establish yourself as a reliable acquisition resource trusted by peers and superiors during various situations.
Job Responsibilities:
- Create maximum prospects by generating and working on leads, conducting meetings, and providing solutions as per customer needs.
- Collaborate closely with the sales team to negotiate commercial terms with developers, including marketing fees, contract duration, inventory mix, base prices, sales targets, discounts, work schedules, buyer payment plans, ATS, etc.
- Meet with developers and landowners to gather preliminary project information.
- Conduct detailed due diligence of project documents to verify legal status and approvals.
- Ensure all projects onboarded under sales and marketing are properly vetted regarding land ownership, approvals, and developer profiles. Highlight discrepancies to management for approval before proceeding.
- Initiate, review, and finalize contracts, including service agreements, agreements to sell, and leasehold agreements.
- Prepare financial feasibility analyses based on project inputs.
- Maintain liaison with the sales team, guiding and supporting them in daily operations.
- Follow up on initiatives by the unit or regional head and report accordingly.
- Obtain project pricing, commission structures, and discount models; coordinate with relevant departments to share this information.
- Maintain follow-ups with external stakeholders like development authorities, hotel management, construction firms, land records authorities to stay updated on ongoing activities.
- Support sales teams on acquired projects and resolve issues related to contract terms with developers.
- Act as the point of contact to resolve issues during project execution between developers and sales teams.
- Launch projects with proper communication of terms to stakeholders, ensuring all materials (booking forms, agreements, project details, USPs, pricing, payment plans) are transmitted correctly.
- Conduct town hall sessions with sales/support teams to inform them about project details regularly.
Job Requirements:
- Design and implement SOPs for optimal building operations, deploying controls for a comfortable environment for occupants.
- Create and develop commercial opportunities to increase company income through existing and potential clients.
- Negotiate lease agreements and manage partnerships with clients and tenants.
- Work collaboratively with internal and external stakeholders to communicate the value proposition effectively.
- Professional representation of the company for business development and acquisition.
- Experience: 5-7 years in relevant field.
