Acquire projects to ensure the availability of substantial inventory, which can generate revenues according to regional or territorial targets. Create maximum prospects by generating and working on leads, conducting meetings promptly, and providing solutions tailored to customer requirements. Manage relationships by liaising with all stakeholders (internal and external) to best serve your portfolio. Develop skills to establish yourself as a reliable acquisition resource, earning the trust of peers and superiors.
Job Responsibilities:
- Create prospects by generating and working on leads, conducting meetings, and providing customer solutions.
- Collaborate with the sales team to negotiate commercial terms with developers, including marketing fees, contract tenure, inventory mix, base prices, sales targets, discounts, work schedules, buyer payment plans, ATS, etc.
- Conduct meetings with developers and landowners to gather preliminary project information.
- Perform detailed due diligence on project documents to verify legal status and approvals.
- Ensure all projects under sales and marketing are properly vetted regarding land ownership, approvals, and developer profiles, highlighting discrepancies to management for approval.
- Initiate and finalize contracts, including service agreements, agreements to sell, and leasehold agreements.
- Prepare financial feasibility reports based on project data.
- Maintain liaison with the sales team, guiding and supporting operational issues.
- Follow up on initiatives from higher management and prepare reports.
- Obtain project pricing, commission structures, and discount models, coordinating with relevant departments.
- Maintain follow-ups with external stakeholders like authorities, management companies, and land record offices to stay updated.
- Support sales teams on project issues and act as a point of contact during project execution.
- Coordinate project launch activities, ensuring all relevant information and materials are properly communicated.
- Conduct town hall sessions with sales/support teams to share project details regularly.
Job Requirements:
- Design and implement SOPs for optimal building operations, ensuring a comfortable environment for all stakeholders.
- Identify and develop new business opportunities to increase company income.
- Negotiate lease terms and manage partnerships with clients and tenants.
- Collaborate effectively with internal and external stakeholders to communicate value propositions.
- Represent the company professionally in business development and acquisition activities.
- Experience: 5-7 years in relevant fields.
