Senior Property Strategist

We are seeking a skilled Real Estate Services Manager to lead our portfolio optimization, workplace and facilities management, retail solutions, ESG, critical facilities, future of work, and risk management initiatives.

The ideal candidate will utilize data-driven decision making to meet RES and Sustainable Operations targets. They will collaborate with regional RES leadership to guide local businesses on future workplace strategies, considering employee experience, technology, and sustainability, to support our current and future needs.

• Portfolio Optimization: Ensure real estate is a key business enabler through innovative initiatives supporting Portfolio Optimization, Workplace and Facilities Management, Retail Solutions, ESG, Critical Facilities, Future of Work, and Risk Management. Focus on sustainable operations, including energy efficiency, renewable energy, waste management, recycling, sustainable diets, resource consumption, and certifications like LEED, WELL, WiredScore.
• Data-Driven Decision Making: Utilize data-driven decision making to meet RES and Sustainable Operations targets. Collaborate with regional RES leadership to guide local businesses on future workplace strategies, considering employee experience, technology, and sustainability, to support our current and future needs.
• Operations and Marketing: Advise on operations, marketing, and review of owned assets to align with our real estate strategy from a Landlord/Investor perspective. Manage the P&L of owned assets and oversee strategic business partners, including KPI reviews and compliance with service agreements.
• Occupancy and Expenses: Implement strategies and provide insights on occupancy and expenses to inform business decisions, supported by Management Information (MI).
• Future of Work: Lead workplace strategy and support the Future of Work program, promoting hybrid and flexible working models.
• Innovation and Customer Focus: Drive innovative, customer-focused solutions across data, technology, and innovation themes within RES.
• Stakeholder Engagement: Partner with business units to understand and meet their real estate needs, ensuring alignment with Group objectives. Lead change management and talent development to adapt to industry dynamics and multigenerational workforce expectations.
• Property Portfolio Planning: Oversee property portfolio planning, including potential creation of property investment entities or joint ventures, and ensure security measures protect personnel and assets.
• Asset Protection: Ensure real estate assets are protected against theft and damage. Manage Travel and Expense policies for RES employees.
• Regulatory Compliance: Engage with regulators to stay ahead of regulatory requirements. Build strong stakeholder relationships to meet service needs. Manage customer experience, address root causes of dissatisfaction, and implement corrective actions.
• Performance Oversight: Oversee property management performance, working with building managers and FM teams. Manage the annual P&L for each asset, including capital investments, lifecycle plans, leasing, and technology deployment aligned with our strategic vision.
• Risk Management: Continuously reassess operational risks and controls, ensuring compliance with our '3 Lines of Defense' principles amid changing conditions and technological advances.
• Priorities and Leadership: Manage market headcount and lead the people agenda, including talent management and organizational structure. Implement performance management and reward strategies to promote sustainable growth and responsible risk management. Use a business partnering approach to align solutions with regional and group objectives.
