Dynamic Pricing Specialist

We are seeking a highly skilled Revenue Manager to join our team.

Job Description:

We are a fast-growing short-term rental business focused on providing top-tier experiences while maximizing returns. Our mission is to create long-lasting relationships with guests and homeowners alike.

The ideal candidate will be responsible for developing and implementing dynamic pricing strategies to maximize occupancy and revenue. This includes monitoring competitor pricing, market demand, seasonality, and local events to adjust rates in real-time.

You will leverage tools such as PriceLabs, AirDNA, and Guesty to inform pricing decisions and identify revenue opportunities. Additionally, you will track and report on key metrics including RevPAR, ADR, Occupancy Rate, and channel performance.

Collaboration with the operations and guest experience teams is essential to align pricing with guest satisfaction and unit performance. The ability to stay up-to-date on market conditions, competitor benchmarks, and industry trends in short-term rentals is crucial for success.

Key Responsibilities:
  1. Pricing Strategy Development: Create and implement dynamic pricing strategies to optimize revenue and occupancy.
  2. Market Analysis: Monitor competitor pricing, market demand, seasonality, and local events to adjust rates in real-time.
  3. Tool Utilization: Leverage tools like PriceLabs, AirDNA, and Guesty to inform pricing decisions and identify revenue opportunities.
  4. Performance Tracking: Track and report on key metrics including RevPAR, ADR, Occupancy Rate, and channel performance.
  5. Cross-Functional Collaboration: Work closely with the operations and guest experience teams to align pricing with guest satisfaction and unit performance.
Requirements:
  • At least 3 years of experience in short-term rental revenue management (Airbnb, Vrbo, or boutique hospitality).
  • Proven track record of driving revenue growth and occupancy improvements.
  • Proficiency with tools such as PriceLabs, AirDNA, and Guesty (or similar STR management platforms).
  • Strong analytical and Excel/Google Sheets skills; ability to interpret and act on performance data.
  • Highly detail-oriented, organized, and proactive with problem-solving.
