Job Summary:

We are seeking a highly motivated Development Team Lead who will specialize in property acquisition. This individual will play a pivotal role in expanding our portfolio of sites for churches and gas stations, catering to both company customers and jobbership customers.

Main Responsibilities:

  • Lead and manage the development team who handle site analysis of our c-store sites, Quick Service Restaurants (Church's TX Chicken), large pieces of land for truck-stop developments/metal recycling plants, etc.

  • Responsible for ensuring tasks are completed by the development team and that timely submissions of tasks and reports are made.

Broker Engagement:

  • Initiate and maintain relationships with real estate brokers specializing in commercial properties.

  • Communicate specific requirements for church and gas station sites and collaborate with brokers to identify suitable properties.

  • Present terms, including purchase price, lease agreements, and other pertinent conditions to the Director.

Property Identification and Evaluation:

  • Conduct thorough research and analysis to identify potential properties that align with our criteria and expansion goals.

  • Present findings and recommendations to the development team for further consideration.

Engagement with Property Owners:

  • Proactively reach out to property owners to explore potential acquisition opportunities.

  • Build rapport and establish trust with property owners to facilitate negotiations and secure favorable deals.

Documentation and Due Diligence:

  • Coordinate the preparation and review of legal documents, including purchase agreements, leases, and other contracts with our legal attorney.

  • Ensure all necessary due diligence procedures are conducted, such as property inspections, environmental assessments, and title searches.

  • Facilitate the smooth transition of acquired properties to the appropriate departments within the organization.

Required Skills and Qualifications:

  • Bachelor's degree or Diploma in civil works Engineering, Supply Chain, and/or Finance, and relevant experience of 5 to 10 years is desirable.

  • Familiarity with development projects handling will be a plus.

  • Excellent troubleshooting and problem-solving skills.

  • Strong communication and customer service skills.

  • Strong analytical skills with the ability to interpret and create detailed reports.

  • Excellent communication skills in English, both written and verbal.

  • Proven experience in speaking and negotiating with brokers and landowners.

  • Ability to develop and implement action plans based on data analysis.

  • Strong organizational skills and attention to detail.

  • Ability to work independently and as part of a team.

  • Flexibility to work after hours as required.

  • Previous experience in a similar role within the QSR, convenience store, or real estate industry.

  • Knowledge of site selection and market analysis processes.

  • Strong leadership qualities with the ability to motivate and guide a team.

  • Problem-solving mindset and a proactive approach to challenges.

Benefits:

The salary for this position ranges from $250K to $300K, inclusive of benefits such as health insurance, transportation, and bonus.
