Shift: Night Shift Only

US-based commercial real estate development and investment firm is seeking a highly motivated Real Estate Investment Associate to support our acquisitions and asset management operations.

This role involves building sophisticated financial models, conducting market research, assisting with due diligence, and helping manage existing assets. The ideal candidate will have a strong analytical mindset, experience in real estate underwriting, and a passion for investment strategy.

Position will focus on real estate opportunities in Florida, New York City, and other key markets across the United States. Extensive experience in real estate development and/or acquisitions is highly desirable, as the role will involve evaluating diverse opportunities across various asset classes and regions.

As part of our fast-growing team, you will play a critical role in identifying and evaluating investment opportunities, supporting transaction execution, and enhancing portfolio performance. This is an exciting opportunity for someone looking to gain hands-on experience in real estate investment and grow within a dynamic, entrepreneurial firm.

Key Responsibilities:

Financial Modeling & Underwriting

Develop and maintain detailed financial models in Microsoft Excel to evaluate acquisition opportunities and asset performance.

Perform cash flow projections, valuation analyses (DCF, IRR, cap rate assessments), and scenario testing.

Assist in underwriting investment opportunities across various asset classes.

Acquisitions & Due Diligence

Conduct market research, lease analysis, and financial audits to support investment decisions.

Assist in preparing investment memoranda and presentations for stakeholders and investors.

Support deal structuring, contract negotiation, and transaction execution.

Asset Management Support

Monitor asset performance, track key financial metrics, and identify value-add opportunities.

Assist in capital improvement planning, lease negotiations, and operational strategies.

Prepare asset management reports and investor updates.

Market Research & Analysis

Conduct in-depth research on target markets, industry trends, and comparable transactions.

Analyze economic indicators and emerging investment opportunities to support strategic decision-making.

Skills & Qualifications

6 years of experience in real estate investment, private equity, investment banking, or related fields.

Advanced proficiency in Excel-based financial modeling (DCF, IRR, cash flow analysis).

Experience in real estate underwriting, due diligence, and asset management.

Strong knowledge of market research, lease analysis, and financial reporting.

Familiarity with real estate transactions, financing structures, and investment strategies.

Excellent organizational and time management skills.
