Position Overview

ConnectX Services, a trusted BPO firm specializing in back-office support for UK construction and property management companies, is seeking a highly skilled Project Finance Manager to join our Islamabad-based team. This role is dedicated full-time to a prestigious London-based property development client focused on residential projects valued at £100M+. The successful candidate will operate independently, preparing compelling financial narratives, developing robust project financing projections, and coordinating with lenders to secure senior and mezzanine loans. With 8-10 years of experience in construction project financing and a mandatory background in international financing (preferably UK-focused), the ideal candidate will possess exceptional analytical, communication, and negotiation skills to drive funding solutions while ensuring compliance with UK real estate regulations.

Key Responsibilities

  • Narrative Preparation:
    Craft persuasive investment narratives, funding proposals, pitch decks, and business cases tailored to residential development projects. Emphasize critical project elements such as site acquisitions, construction timelines, London market demand, and risk mitigation strategies to secure lender confidence.
  • Financial Projections and Modeling:
    Develop and maintain sophisticated financial models using tools like Microsoft Excel and Argus Developer to forecast cash flows, IRR, NPV, and sensitivity analyses for residential projects valued at £40M+. Incorporate variables such as construction costs, interest rate fluctuations, and market dynamics to align with international lender requirements.
  • Lender Coordination and Financing Arrangement:
    Proactively identify and engage global lenders e.g. UK banks specialist debt funds, or Government Agencies supporting SME businesses. Lead end-to-end financing processes, including negotiations, due diligence, term sheet finalization, and documentation, to secure optimal terms for projects; manage ongoing lender relationships, covenant compliance, and quarterly reporting.
  • Project Support and Risk Management:
    Collaborate with the client's London-based development team to provide financial insights on project feasibility, budgeting, and innovative funding options (e.g., green loans, syndicated debt). Conduct market analysis on UK residential trends and global financing opportunities; mitigate risks related to construction delays, currency fluctuations, or regulatory changes.
  • Reporting and Compliance:
    Prepare comprehensive Periodical financial reports for stakeholders. Ensure all financing activities adhere to UK regulations e.g. Financial Conduct Authority guidelines.
  • Stakeholder Engagement:
    Serve as the primary point of contact for financing matters, fostering strong relationships with developers, investors, legal advisors, and lenders to streamline funding processes and enhance project outcomes.

Required Qualifications and Skills

  • Education:
    Bachelor's degree in Finance, Accounting, Business Administration, or a related field. A professional certifications such as CFA, ACA, ACCA are highly desirable.
  • Experience:
    8-10 years of progressive experience in construction or real estate project financing, with at least 5 years focused on international financing, preferably involving UK-based projects. Proven track record of independently arranging £10M+ (or equivalent) financing for residential or construction developments, with demonstrated success in optimizing loan terms through negotiation.
  • Technical Skills:
  • Advanced proficiency in financial modeling tools.
  • Strong knowledge of international financing structures, including senior/mezzanine debt, project finance.
  • Familiarity with UK real estate market dynamics, e.g. planning permissions, EPC ratings, HMO regulations and construction costing.
  • Soft Skills:
  • Exceptional written and verbal communication skills in English for crafting narratives and presenting to senior stakeholders.
  • Ability to work independently in a fast-paced environment.
  • Strong analytical mindset for risk assessment and strategic financial advisory; proven negotiation expertise in international deal-making.

Preferred Experience

  • Prior roles in property development firms, investment banks, or specialist lenders.
  • Demonstrated success in securing financing for construction projects, particularly UK residential developments.
  • Experience with sustainable financing or multi-phase residential projects is a plus.
