Deputy Chief Manager Land Estate Management

The Deputy Chief Manager Land Estate Management will play a pivotal role in land acquisition activities for the purpose of construction or operation of transmission pipelines. This position requires collaboration with government officials to ensure compliance with relevant regulations, including the Land Acquisition Act 1894.

  • Coordinate with Planning and Development departments prior to commencement of land acquisition process to obtain necessary documents.
  • Assist in collection of documents, including drawings, length of pipeline / route in Km(s), width of the strip of land required to be acquired in feet or meters, and installation of markers on the proposed pipeline route / right of way (RoW) at visible distance.
  • Participate in planning for preliminary surveys undertaken for the purpose of land acquisition.
  • Determine accurate damages to owners' properties within the Right of Way and determine the cost of land. Participate in negotiation of the compensation amount and making arrangements to pay the land owners through designated authorities where required.
  • Participate in issuance of notifications in respect of the land to be acquired.
  • Supervise land acquisition and clearance process for transmission and distribution projects while adhering to established timelines.
  • Ensure timely completion of legal formalities / permissions to prevent delays that may result in additional financial burden.
  • Manage real estate related documentation and processing requirements of relevant government departments and authorities.
  • Ensure safe storage of real estate documents, including records of lease and mutation documents of owned properties.
  • Participate in land purchase for establishing regional offices, administrative units, or other buildings or structures.
  • Verify issuance of related notifications to the land department and Commissioner of the particular area for the land to be acquired.
  • Resolve land related problems during construction activities.
  • Identify and assess risks under their management/ownership and develop and implement risk response strategies for the risks under their management.
  • Monitor risks and response strategies under their management.
  • Ensure accuracy and timeliness of information provided for risk reporting.
Key Responsibilities:

  4. Negotiate compensation amounts with land owners.
  5. Issue notifications for land acquisition.

Requirements:
  • Bachelor's degree in a relevant field.
  • Minimum 5 years of experience in land acquisition or a related field.
  • Strong knowledge of land laws and regulations.
  • Excellent communication and negotiation skills.
