Primary Focus: Permit-ready residential remodels (Bay Area, CA) + Standards & Database Development

About the role

We are seeking a full-time Architectural Designer to create permit-ready drawing sets and high-quality 3D visualizations.

When project workload is lighter, you will focus on developing and maintaining CAD/BIM standards, expanding detail libraries, and managing our content database.

Key Responsibilities

  1. Project Execution (Primary Focus)

  2. Draft permit-ready plans (site, floor, framing, footing, sections, details) in CAD + PDF.

  3. Build coordinated BIM models (Revit/ArchiCAD) for clash checks, takeoffs, and revisions.
  4. Create 3D models, renders, and animations (3ds Max / SketchUp / Rhino + Enscape / Lumion / V-Ray).
  5. Prepare comprehensive submittal packages (title sheet, code notes, schedules, hardware).

  6. Address and resolve plan-check comment responses in a timely manner.

  7. Standards Development & Database Management

  8. Develop and maintain office templates (AutoCAD CTB/STB, Revit templates, title blocks).

  9. Build the architectural detail library.
  10. Create parametric Revit families / dynamic CAD blocks with clean metadata.
  11. Set up naming conventions, folder structures, and version control (clean file paths, xrefs, linked models).
  12. Produce quality control (QC) checklists (sheet set standards, lineweights, annotation styles).
  13. Curate rendering presets (materials, HDRIs, lighting) and manage a material/specification database.

Required Qualifications

  • Minimum 3+ years of experience in residential design and documentation.
  • Proficiency in AutoCAD + Revit or ArchiCAD; strong skills in 3D modeling (3ds Max or SketchUp/Rhino).
  • Expertise in organized drafting: layers/lineweights, dimensions, annotations, plot standards.
  • Professional proficiency in English (written and spoken).
  • Reliable workstation with a stable internet connection.

Preferred Qualifications

  • PCATP membership; B.Arch or M.Arch from NCA, UET, NED, COMSATS, BUITEMS, or similar institution.
  • Autodesk Certification (AutoCAD/Revit) or equivalent
  • Knowledge of US residential codes (CRC/IBC basics; California-specific knowledge is a plus).
  • Experience with Bluebeam, Enscape/ Lumion/V-Ray, Adobe (Photoshop/Illustrator), SketchUp LayOut.
  • Prior work experience with US/UK/AUS firms and responding to municipal plan-check comments.
  • Access to power backup/UPS; excellent file management habits.
